Deck Builders in Kalamazoo, MI: Since 1998

Lyster Exteriors designs and builds custom decks for homeowners in Kalamazoo and across Southwest Michigan from our shop at 2211 Miller Rd. We have built decks, roofs, and siding here for more than 25 years, and every deck we build is framed for a Michigan winter: footings below the frost line, a properly flashed ledger, and materials chosen for freeze-thaw, not for a showroom.

Why Decks Fail in Kalamazoo (and How We Build Against It)

Most of the decks we tear out did not fail because the boards wore out. They failed underneath, and the cause is almost always the same: Kalamazoo weather working on a structure that was never built for it. Three things do the damage.

Frost Heave Lifts Shallow Footings

Kalamazoo soil freezes deep every winter, and wet soil expands when it freezes. A footing that sits above the frost depth gets pushed upward a little each winter and settles a little each spring. After a few cycles the deck is out of level, the stair stringers no longer meet the ground, and the railing posts rack. We dig every footing below the local frost depth and set it on undisturbed soil, which is the single biggest difference between a deck that stays level for decades and one that starts moving in its third winter.

An Unflashed Ledger Rots the House

The ledger board is the piece that bolts the deck to your home. If water gets behind it and cannot drain, it rots the rim joist and the sheathing of the house itself, not just the deck. Because our crews also install siding and repair roofs, we treat the ledger the way we treat any other opening in the building envelope: self-adhering flashing behind it, metal flashing over it, structural fasteners rated for the load, and a gap detail that lets meltwater out instead of trapping it.

Snow Load and Wet Framing

A deck carries snow all winter, then holds onto meltwater through a Michigan spring. Undersized joists sag under the load and wet framing invites rot at every cut end and fastener. We size beams and joists for the snow load a Kalamazoo deck actually sees, use joist tape on the tops of the framing so water cannot sit in the fastener holes, and use hot-dipped galvanized or stainless hardware that will not corrode against treated lumber.

Deck Materials Compared for a Michigan Backyard

There is no single right answer here. The right decking depends on how much upkeep you are willing to do and how long you plan to be in the house. This is how the four materials we install compare in our climate.

MaterialLookMaintenanceLifespan in Michigan
Pressure-treated woodClassic wood grain, takes stain or paint in any colorHighest: clean, stain, and seal on a regular schedule to survive freeze-thawShortest of the four; boards check, cup, and gray without care
CedarWarm natural color and tight grainModerate: naturally rot and insect resistant, needs periodic sealing to keep its colorLonger than treated pine when maintained
Composite (Trex, TimberTech)Wood-look capped boards in a wide range of colorsLow: wash it; no staining or sealingLong; resists fading, staining, and freeze-thaw damage, with long manufacturer warranties
PVCConsistent color and texture, lighter tones stay coolLowest: no organic content, so nothing to rot or absorb waterLongest; the best choice for shaded, damp, or poolside decks

Whatever the surface, the framing underneath is treated lumber built the way described above. We bring samples of each material to your estimate so you can see and feel the difference before you decide, and if you are weighing long-term cost against up-front cost we will walk through it honestly. Financing through our partner GreenSky is available if it helps you build the deck you actually want.

What We Build

Composite deck with custom railings built by Lyster Exteriors in the Milwood neighborhood of Kalamazoo New backyard deck and stairs on an Eastwood Kalamazoo home by Lyster Exteriors deck builders
  • New custom decks. Single-level platforms, wraparounds, and multi-level decks designed around how you actually use the yard: grilling, a hot tub, a walkout from the kitchen, or a quiet corner off the bedroom.
  • Deck replacement and rebuilds. When an older Kalamazoo deck is spongy underfoot or pulling away from the house, we inspect the framing and footings first and rebuild what is unsafe rather than hiding it under new boards.
  • Custom railings and stairs. Aluminum, composite, cable, and wood railing systems, all built to code height and baluster spacing, with stairs that land on solid footing so they do not shift with the frost.
  • Lighting and pergolas. Low-voltage post-cap and riser lighting for evenings on the deck, and pergolas for shade over a dining area.

You can see finished projects in the Decks section of our project gallery.

Our Deck Building Process

  1. Site inspection and conversation. An estimator visits, measures, checks grade and drainage, looks at how the deck will attach to the house, and talks through how you want to use the space. Free, and no pressure.
  2. Design and written estimate. You get a layout, a materials list, and a written, itemized estimate. You approve the design and the decking, railing, and lighting choices before anything is ordered.
  3. Permits handled for you. Decks in the city require a building permit, and we pull it with the City of Kalamazoo Building Department as part of the job. Township projects go through the appropriate township building authority. We schedule the required inspections, including the footing inspection before concrete is poured.
  4. The build. Our own crews dig and pour frost-depth footings, frame and flash the structure, then install the decking, railings, stairs, and lighting. Yards are protected and the site is tidied at the end of every day.
  5. Final walkthrough and warranty. We walk the finished deck with you, explain care for the material you chose, complete the final inspection, and hand you the paperwork for the 10-year workmanship warranty.

One Contractor for the Whole Exterior

A new deck changes how water moves around the back of your house, and it often exposes the condition of what is next to it: worn siding where the old deck met the wall, a downspout that now dumps onto the new boards, or fascia that has been rotting behind a railing for years. Because Lyster Exteriors is a full exterior contractor, one estimate can cover all of it. We handle roof repair and roof replacement, siding, and gutters and downspouts in Kalamazoo, so the deck is built to fit the house rather than bolted onto problems we then have to fix later. Frequently Asked Questions About Deck Building in Kalamazoo

Do I need a permit to build a deck in Kalamazoo?

Yes. New decks and structural rebuilds inside the city require a building permit from the City of Kalamazoo Building Department, and the project is inspected at the footing stage and again when it is finished. Homes in the townships go through their own township building authority. We handle the application, the fees, and the inspection scheduling as part of every deck we build, so you do not have to.

How deep do deck footings need to be in Kalamazoo?

Deep enough to sit below the frost depth, which in Kalamazoo County is well over three feet. A footing set shallower than that will be lifted by frost heave and the deck will go out of level over a few winters. We dig every footing below frost depth to undisturbed soil and have it inspected before any concrete is poured.

Is composite decking worth it in Michigan?

For most homeowners who plan to stay in the house, yes. Composite brands such as Trex and TimberTech cost more up front than pressure-treated wood, but they do not need staining or sealing, they resist the fading and freeze-thaw damage that wears wood out here, and they carry long manufacturer warranties. If you enjoy maintaining a wood deck, or the budget calls for it, pressure-treated wood or cedar built on a proper frame is still a good deck.

Can you build a deck in the winter or fall?

Often, yes. Footings can be dug and poured until the ground freezes hard, and framing and decking installation continue in cold weather with a few adjustments, such as accounting for how composite boards expand and contract with temperature. Fall is one of the best times to schedule, because the deck is ready when spring arrives. Your written estimate will give you a realistic start window for the season.

Can I just replace the boards on my old deck?

Sometimes. If the framing, ledger, and footings are sound, new decking and railings over the existing structure can make sense. But an older Kalamazoo deck that feels soft, is pulling away from the house, or sits on shallow footings needs the structure fixed, not covered. We inspect the framing first and give you an honest answer either way.

What warranty comes with a Lyster deck?

Every deck we build carries our 10-year workmanship warranty on the structure and installation, plus the manufacturer warranties on composite or PVC decking and railing systems, which we register in your name. Lyster Exteriors has been a Kalamazoo company since 1998, so the warranty is backed by a business that will be here when you need it.
