Do Roof Coatings Stop Leaks?

What a roof coating can and cannot fix on a Michigan home, how long one lasts, and the right order of operations when a roof is leaking.

Roof coatings get pitched hard to homeowners as a cheap way to end a leak. Sometimes that is true. Often it is a way to spend real money delaying a repair you will still need. Here is the honest version for Michigan homes.

What coatings can actually do

On flat and low-slope roofs, a quality coating can extend a sound roof’s life: it seals hairline seam wear, reflects heat, and slows aging on a membrane that still has structural integrity. In that specific situation, coating is legitimate maintenance, and we recommend it when it fits.

What coatings cannot do

A coating cannot fix the cause of a leak. Paint over a failed seam, a puncture, saturated insulation, or rotting decking and the water keeps moving underneath while the surface looks handled. On asphalt shingle roofs the case is worse: coatings trap moisture in the shingle mat, can void manufacturer warranties, and make the eventual tear-off messier. We do not coat shingle roofs, and we would be cautious of anyone eager to.

How long do they last?

On the right flat roof, prepared correctly, quality coatings serve for years and can be recoated. But preparation is most of the job: the leak sources have to be repaired first, the surface cleaned and primed, and the coating applied at spec thickness. A coating troweled over an active leak lasts exactly as long as your patience.

The right order of operations

Find the leak, fix the leak, then decide whether a coating adds value to what is left. If your roof is leaking now, start with a real repair assessment, and if it is a flat roof nearing the end, compare the replacement honestly. The inspection is free either way: (855) 597-8377.
