Flat Roof Replacement in Kalamazoo, MI
Lyster Exteriors replaces and repairs flat and low-slope roofs on homes and commercial buildings in Kalamazoo, MI. We have installed TPO, EPDM, and modified bitumen membranes from our shop at 2211 Miller Rd since 1998, and every low-slope roof we build is detailed for the two things that ruin them here: ponding water and freeze-thaw.
Why Flat Roofs Fail in Kalamazoo
A shingle roof sheds water by gravity. A flat roof has to be a continuous waterproof membrane, because water sits on it before it drains, and Kalamazoo weather works on a membrane in three ways.
Ponding Water
Every low-slope roof should drain toward its drains, scuppers, or gutters. When the structure has settled or the insulation has crushed, water collects in low spots after every rain. Standing water adds weight, cooks the membrane in summer sun, and finds the weakest seam. On older Kalamazoo buildings that is where most leaks start.
Freeze-Thaw at the Seams and Flashings
Kalamazoo swings above and below freezing dozens of times each winter. Water in a low spot freezes, expands, and works open the seams, the parapet flashing, and the boots around vents and HVAC curbs. Flat roofs rarely leak in the open field of the membrane; they leak at the edges and penetrations, and freeze-thaw is what pries those details apart. Our Kalamazoo severe weather and roof damage statistics page shows how often wind, hail, and heavy snow pile on top of that.
Snow Load That Never Leaves
Snow slides off a pitched roof. On a flat roof it sits until it melts, and the meltwater refreezes along the edges overnight. A brittle membrane or a poorly sloped section over an addition cracks under that cycle, which is why every low-slope section we build uses a membrane system rated for ponding water and snow load.
Repair or Replace? How We Decide
Most flat roof calls start with a ceiling stain. The answer depends on where the water is coming from and what is under the membrane, so we inspect before we quote.
- Repair makes sense when the leak is confined to a seam, a flashing, or a puncture from storm debris, and the membrane and insulation under it are still dry. We trace the leak to its source (rarely directly above the stain) and seal that detail properly.
- Replacement makes sense when seams are failing in several places, the surface is alligatored or blistered, the roof ponds in multiple spots, or the insulation underneath is wet. Patching a saturated roof buys a season at best.
Either way you get a written recommendation, not a sales pitch. Steep-roof problems on the same building go through our Kalamazoo roof repair service, and a full shingle tear-off is a Kalamazoo roof replacement.
Low-Slope Roofing Systems We Install
Older tar and gravel roofs are heavy and brittle in the cold. Modern membranes are lighter, more flexible, and stay sealed through a Michigan winter. Our crews are certified on the three systems below and install each to the manufacturer’s specification so the material warranty holds.
| System | What it is | Where it fits in Kalamazoo |
|---|---|---|
| TPO (thermoplastic polyolefin) | A single-ply white membrane with heat-welded seams. The reflective surface lowers summer cooling load, and the welded seam is stronger than the sheet around it. | Commercial buildings and larger residential flat roofs where energy cost and seam strength matter most. |
| EPDM (rubber roofing) | A synthetic rubber membrane, fully adhered, with a long track record. It stays flexible at low temperatures instead of cracking. | Additions, porches, garages, and low-slope sections beside a shingle roof, where a dark membrane blends in and cold-weather flexibility matters. |
| Modified bitumen | A multi-ply asphalt-based system built up in layers. Tough underfoot and forgiving on complicated layouts. | High-traffic commercial roofs and detail-heavy sections with many penetrations, where durability outranks reflectivity. |
The membrane is only half the system. On a roof that ponds, we install tapered insulation: rigid board cut on a slant so the finished roof slopes toward the drains even when the structure does not. Parapets get the membrane run up and over and capped with metal coping, vents and pipes get prefabricated boots, curbs get pitch pockets, and the line where the roof meets siding or brick gets counter-flashing. Those details are where a flat roof lives or dies.
Residential and Commercial Low-Slope Roofs
On Homes
Additions, enclosed porches, attached garages, and the low-slope section behind a second-story wall are the usual suspects. They are often the newest part of the house and the first to leak, because they were built with no real slope. We replace these with EPDM or TPO, tie the membrane into the shingle roof and wall flashing, and make sure the gutter carries the water away.
On Commercial Buildings
Offices, retail, restaurants, apartment buildings, churches, and schools around Kalamazoo mostly sit under low-slope roofs. We install and maintain all three systems on these buildings, with deliveries and cleanup planned so you can stay open and rooftop HVAC, venting, and drains built into the membrane plan rather than sealed around afterward. Our commercial roofing in Kalamazoo page covers inspections, repairs, and maintenance for property owners and managers.
What a Flat Roof Inspection Covers
A flat roof estimate starts on the roof, not in a truck. Our estimator checks:
- Drainage and ponding. Where water sits after rain, whether drains and scuppers are clear, and whether tapered insulation can correct the slope.
- Seams, flashings, and penetrations. Every seam, parapet, pipe boot, curb, and wall intersection, because that is where leaks begin.
- Surface condition. Alligatoring, blisters, punctures, bald spots on tar and gravel, and membrane pulling away from the edges.
- Deck and insulation. Soft spots and wet insulation that make an overlay a mistake.
- The rest of the exterior. How the section ties into the shingle roof, siding, and gutters, so the new membrane is not draining onto a problem.
You get a written, itemized estimate covering the system, insulation, flashing details, and warranty. No ballpark number that grows later.
Our Flat Roof Replacement Process
- Inspection and written estimate. An estimator walks the roof, documents drainage, seams, and deck condition, and recommends repair or replacement with the system that fits the building.
- Tear-off to the deck. We recommend full removal over a second layer. Old flat roofs hide wet insulation and rotten decking, and the only way to warranty the new roof is to start from sound wood.
- Deck repair and tapered insulation. Damaged decking is replaced, then insulation goes down, tapered where the roof needs slope, so water heads for the drains from day one.
- Membrane and details. TPO seams are heat-welded; EPDM is fully adhered. Parapets, curbs, vents, drains, and wall intersections are flashed and counter-flashed, and the membrane is tied into any adjoining shingle roof and the gutters.
- Walkthrough and warranty. Cleanup, a final walkthrough with you, and your paperwork: our 10-year workmanship warranty on the labor plus the manufacturer warranty on the membrane.

Local Crews Who Do This Every Week
Flat roofing is a specialty inside Lyster Exteriors, not a side job. The supervisors who run our low-slope work are Lyster employees based at our Miller Road shop, certified on the systems we install, and the people who will be here to honor the warranty. We are a licensed and insured Michigan contractor with an A+ BBB rating and a 4.8 rating on Google.
How a Low-Slope Roof Fits the Rest of the Exterior
A flat roof does not fail in isolation. It drains into a gutter, meets siding, and usually butts into a shingle roof, and when one of those transitions is wrong the membrane gets blamed for a leak that started elsewhere. Because Lyster is a full-service Kalamazoo roofing company, one estimate can cover the low-slope section, the shingle roof above it, the gutters and downspouts that drain it, and the siding it meets, with one 10-year workmanship warranty over the whole job.

Frequently Asked Questions About Flat Roofs in Kalamazoo
How do I know if my flat roof needs to be replaced?
Look for water still standing a day or two after rain, seams lifting or separated, blisters or an alligatored surface, bald spots on a tar and gravel roof, and ceiling stains in more than one place. One of those usually means a repair. Several at once, or wet insulation under the membrane, usually means replacement.
Which is better for a Kalamazoo flat roof, TPO or EPDM?
Both perform well in Michigan. TPO is white and reflective with heat-welded seams, the usual pick for commercial buildings and larger roofs where cooling cost matters. EPDM rubber is fully adhered, stays flexible in the cold, and blends in on additions, porches, and garages beside a shingle roof. We match the system to the building during the free estimate.
Why does my flat roof leak when the membrane looks fine?
Because flat roofs rarely leak in the open field. They leak at seams, parapet flashings, pipe boots, HVAC curbs, and the line where the roof meets a wall, and freeze-thaw works those details open every winter. Water also travels along the deck before it drips, so the stain is usually not under the opening. We trace the leak to its source and repair that detail.
Can you fix ponding water without replacing the whole roof?
Sometimes. If the membrane is sound and the low spot is small, adding a drain or a cricket with tapered insulation in that area can correct it. If the roof ponds in several places or the insulation under the low spots is wet, the right fix is a replacement with tapered insulation that slopes the whole roof toward the drains.
Do you replace flat roofs on houses, or only commercial buildings?
Both. On homes we handle additions, enclosed porches, garages, and low-slope sections that meet a shingle roof, usually with EPDM or TPO tied into the shingles and gutters. On commercial buildings we install TPO, EPDM, and modified bitumen for offices, retail, apartments, churches, and schools, scheduled so you can stay open.
What warranty comes with a Lyster flat roof?
Every flat roof we replace carries our 10-year workmanship warranty on the labor, on top of the manufacturer warranty on the membrane, which stays valid because our certified crews install to specification. Lyster Exteriors has been in Kalamazoo since 1998, so the warranty is backed by a business that will still be here.

Honestly a quick and honest process. They were patient with our needs as they were being addressed and didn't seem eager to take advantage of the situation like so many others were trying to do. You could tell immediately when talking with them that there weren't strings attached and they knew what they needed to do. Couldn't recommend anything better.Posted on Google![]()
