How To Extend the Lifespan of Your Roof
Five habits that keep a Kalamazoo shingle roof on the house for its full 25 to 30 years, from the crew that repairs the ones that did not make it.
Most asphalt shingle roofs in Michigan are sold with 25 to 30 year expectations and retired years earlier. The difference is rarely the shingles. It is water sitting where it should be flowing, heat cooking the deck from below, and small damage left alone until it becomes structural. Here is what actually extends a roof’s life in Kalamazoo’s climate, from a company that has repaired and replaced them here since 1998.
Keep the gutters moving water off the roof
Clogged gutters back water up under the first courses of shingles, rot fascia boards, and in winter anchor the ice dams that force meltwater into your ceilings. Clean them spring and fall, and after any storm that drops branches. If you are seeing shingle granules collecting in the gutter, note it: that is your roof aging in fast-forward, and worth a professional look.
Deal with moss, debris, and overhanging limbs
Branches that touch or shade the roof hold moisture against shingles and drop the debris that clogs valleys. Moss lifts shingle edges and holds water against the mat. Trim limbs back, sweep valleys clear, and skip the pressure washer, which strips granules and voids warranties. A soft brush or professional treatment handles moss without shortening the roof’s life.
Ventilate and insulate the attic properly
An attic that traps heat bakes shingles from underneath in summer and melts snow unevenly in winter, feeding the freeze-thaw cycle that builds ice dams. Balanced intake and ridge ventilation plus adequate insulation keep the roof deck close to outdoor temperature, which is what shingle manufacturers design for. This is the least visible factor in roof lifespan and one of the most powerful, and it is work we do alongside roofing.
Fix small problems while they are small
A lifted shingle is a twenty-minute repair. The same shingle after two winters of water intrusion is decking replacement. Walk your house after major storms and look for lifted or missing shingles, granule piles, and stains on ceilings or attic wood.
