Why a Kalamazoo crew

Fifty Miles Is a Real Drive. Here Is What You Get for It.

Niles has roofers closer than we are, and we are not going to pretend our shop is around the corner. It is at 2211 Miller Rd, Kalamazoo, MI 49001. What a Niles homeowner gets from the trip is this:

  • Employees on the roof. The people on your roof in Niles are on our payroll. We do not pass distant jobs to a subcontractor.
  • A workmanship warranty with a number on it. Ten years on the roof we install, and it is the warranty a Kalamazoo roof gets.
  • One company for the whole shell of the house. Roof, siding, gutters, windows, and doors meet at the flashing, and one contractor answers for all of it.
  • A track record you can check. Licensed and insured, in business since 1998, with what past customers say published on our site.

Where the distance works against you: for a small emergency patch on a rainy afternoon, a roofer already in Niles may reach you faster. Call us anyway. We will schedule an inspection and tell you whether a repair or a replacement is the better fix.

Niles housing stock

Most Niles Roofs Sit on Houses Older Than Their Owners

Niles grew up along the St. Joseph River, in Berrien and Cass counties, a few miles north of the Indiana line. The Census Bureau puts the typical Niles house at 1955, and close to three in ten went up before 1940. Little has been built since 2000, so nearly every roofing job in town is a tear-off on an older frame.

What that age means once the shingles come off

  • Layers. Older houses often carry a second layer of shingles nailed over the first. We tear off to the wood instead of adding to the pile, because a roof-over hides rot and traps heat.
  • Decking. Plank boards and early plywood go soft around chimneys, along the eaves, and under old leaks. Soft wood gets cut out and replaced before anything covers it.
  • Ventilation. Many older attics have little or no intake at the soffit. Without air moving, new shingles cook in July and ice dams return in January.
  • Steep pitches and details. Gables and dormers mean more valleys and more flashing, and those are the places roofs leak.

Two numbers from the Michigan Residential Code are worth knowing before you compare bids. The ice barrier at the eaves has to reach at least 24 inches inside the exterior wall line, and an enclosed attic needs one square foot of net vent area for every 150 square feet of attic.

The storm record

What the Weather Has Done in Niles

These are damaging events the National Weather Service recorded in Niles and just outside it over the past ten years:

  • March 30, 2025Winds estimated at 75 mph northeast of Buchanan dropped a pine onto a garage and took siding, shingles, fascia, and soffit off the house.
  • October 11, 2021Winds estimated near 70 mph brought down a tree three feet across about four miles northwest of Niles.
  • July 10, 2019Thunderstorm winds estimated above 60 mph put multiple trees down in Niles.
  • February 28, 2017An EF1 tornado touched down in downtown Niles near Eastside Elementary. Homes were damaged across about five blocks, with large trees down on houses and vehicles.
  • June 20, 2016Hail one inch across fell in Niles.

After a storm

Wind strong enough to drop a tree also creases shingles two streets away, and a creased shingle cracks the next time it flexes. Hail bruises shingles in ways you cannot see from the lawn. After a day like these, have every slope walked. Our page on storm damage roof repair covers what to check first.

Lake-effect snow and ice dams

Berrien County sits in the Lake Michigan snowbelt. Deep snow on a roof over a warm, under-vented attic melts from below, runs to the cold eave, and refreezes into a dam. The fix is ventilation and ice-and-water shield at the eaves, not more caulk. Our guide explains when roof snow should come off and when to leave it.

Roofing

Repair or Replace? It Depends on What the Roof Shows

We do both, and on a roof with years left in it we recommend the smaller job.

Signs it is a repair

Wind damage limited to one slope, a single failed pipe boot, a chimney whose flashing has opened up, or a handful of missing shingles on a roof that is otherwise sound.

Roof repair →

Signs it is a replacement

Granules gone across whole slopes, shingles that break when lifted, two layers already on the house, or leaks in several rooms. Patching a roof like that buys a season or two.

Roof replacement →

Read our longer guide to repair versus replacement for more. When a storm caused the damage, we photograph it so your insurance adjuster sees what we saw. Whether to file a claim is your decision.

Permits

Permits and Historic Districts in Niles

When your job needs a permit, Lyster Exteriors pulls it. Around Niles that matters, because three different offices can be involved.

Inside the city. The City of Niles Building Safety Division is in the east end of the Fire Department complex at 1345 E. Main Street. The city asks anyone planning building or remodeling work to contact the division before starting.

In a historic district. Niles has two local historic districts: downtown, and North 4th Street from Main to Wayne. A building there may need a Certificate of Appropriateness from the Historic District Commission before exterior work begins, and the city will not issue a permit until the commission has acted. If your house is on one of those blocks, tell us at the estimate.

Outside the city limits. Niles Charter Township runs its own building division at 320 Bell Road. Not sure which side of the line you are on? The township says to check your tax bill.

Siding, Gutters, Windows, Doors, and Flat Roofs in Niles

Siding on an older Niles house

We install vinyl siding and fiber cement siding. On a house from the 1940s or 1950s, taking off the old wood clapboard or aluminum is when soft sheathing and rotted window trim come to light. House wrap and flashing at every window and wall-to-roof joint go on before the first panel.

Seamless gutters

We check the fascia first, since a gutter screwed into soft wood will not stay pitched.

Gutters and downspouts →

Windows

Replacement and new-construction windows, flashed and sealed into the wall so the drafts stop.

Window replacement →

Doors

Entry, storm, and patio doors hung square, sealed, and trimmed to match the house.

Doors →

Flat and low-slope roofs

Porch roofs, additions, and storefronts take a membrane, not shingles. We install TPO, EPDM, and modified bitumen.

Flat roof replacement →

Decks

New decks and rebuilds, built by the same employee crews.

What the Estimator Checks on a Niles Roof

The inspection is free, and it is the same whether you expect a patch or a new roof.

Shingle fieldGranule loss, curling, cracking, missing tabs, nail pops, and how many layers are on the roof.
FlashingChimney step and counter flashing, pipe boots, the valleys, and wall flashing where a roof meets siding.
Eaves and edgesDrip edge, the condition of the fascia, and whether ice-and-water shield exists under the first courses.

A Niles Roof Replacement, Start to Finish

  1. Estimate at the house. The estimator inspects and measures the roof, then goes over shingle colors and options with you.
  2. Permit and calendar. We pull the permit when one is needed, handle any historic district review, and set the install date, weather permitting.
  3. Cover what is below. Landscaping is tarped and the area under the eaves is cleared before the first shingle comes off.
  4. Strip to the wood. All old roofing comes off. Soft decking is cut out and replaced.
  5. Dry in, then shingle. Ice-and-water shield along the eaves and in the valleys, synthetic underlayment, new drip edge, flashing, and pipe boots, then architectural asphalt shingles and ridge vent installed to the manufacturer’s specification.
  6. Magnet sweep and walkthrough. The yard and driveway are swept for nails, and the crew goes over the finished roof with you.

Each step is described in more detail on our roofing process, step by step, and the project gallery has photos of finished roofs.

Questions

Roofing in Niles, MI: Frequently Asked Questions

Do I need a permit to replace my roof in Niles, and who gets it?

When a permit is needed, Lyster Exteriors pulls it as part of the job. Inside the city the office is the Building Safety Division at 1345 E. Main Street, (269) 683-2374. Addresses in Niles Charter Township go through the township building division on Bell Road.

My house is downtown or on North 4th Street. Does the historic district change a roofing job?

It can. Niles has two local historic districts, downtown and North 4th Street from Main to Wayne. A building there may need a Certificate of Appropriateness from the Historic District Commission before exterior work starts, and the city does not issue a permit until the commission has acted. Community Development at (269) 683-4700, ext. 3020 can tell you whether your address is inside one.

A storm just came through Niles. What should I check on my roof?

From the ground, look for missing or creased shingles, ridge caps peeled back, dented gutters and downspouts, and piles of granules where the downspouts empty. Inside, check the attic and top-floor ceilings for new stains. Then have the roof walked, because hail bruising and wind creases are hard to see from below. Niles has seen both: one-inch hail in 2016 and a tornado downtown in 2017.

Does Lyster Exteriors really come to Niles from Kalamazoo?

Yes. Niles is about 50 miles from our shop at 2211 Miller Rd in Kalamazoo, at the southwest edge of where we work. Our own employees do the work, and the roof carries our 10-year workmanship warranty. For a small emergency patch, a roofer based in Niles may get to you sooner.

Can you roof over the existing shingles on an older Niles home?

We tear off instead. Stripping to the deck is the only way to find and replace soft wood, install ice-and-water shield and new drip edge, and correct the attic ventilation. A new layer over old shingles hides those problems.

How do I know whether I need a repair or a full replacement?

Damage confined to one area of a sound roof, such as a failed pipe boot or loose chimney flashing, is a repair. Widespread granule loss, brittle shingles, leaks in several places, or a second layer already on the roof point to replacement.

Do you handle siding, gutters, windows, and doors in Niles as well?

Yes. We install vinyl and fiber cement siding, seamless gutters and downspouts, replacement and new-construction windows, doors, and decks. Flat roofs get TPO, EPDM, or modified bitumen. One estimator can look at the whole exterior on a single visit.
